Project Overview
This iconic hospitality development features three sculptural towers rising over a dynamic podium, integrating hotel, leisure, and commercial functions within a unified architectural form. The project’s elegant façade and distinctive curvilinear geometry demanded a carefully coordinated structural approach that balanced architectural intent, operational efficiency, and cost optimization.
Our Role
PEER International Consultants provided full structural design services, from concept development to detailed engineering. Our team designed a highly efficient structural system to support the building’s mixed-use program — transitioning from large-span public and commercial areas at the podium and basements to more repetitive residential and hotel floor layouts above.
A key engineering challenge was the transfer slab system, which accommodated significant functional shifts between the basement parking, podium levels, and the upper hospitality floors. This was achieved through optimized post-tensioned transfer structures that ensured minimal structural depth while maintaining serviceability and vibration performance.
Design Highlights
- Cost Optimization: Through iterative design and value engineering, material use was minimized without compromising safety or performance, reducing overall structural cost while maintaining architectural intent.
- Transfer Systems: Engineered robust post-tensioned transfer slabs and beams to transition column grids between the commercial podium and upper hotel floors.
- Large Spans: Adopted efficient slab and beam systems to achieve column-free public spaces in the podium.
- Fire & Life Safety: Structural design fully coordinated with fire zones, smoke extraction systems, and emergency egress requirements specific to hospitality operations.
- Façade Coordination: Collaborated closely with the façade consultant to support the building’s delicate curved envelope with minimal structural interference.
Outcome
The result is a structurally elegant and cost-efficient hospitality complex that harmonizes architectural expression with robust engineering performance — supporting large open spaces, functional flexibility, and the highest standards of safety and comfort for hotel operations.
